MarketingThanks to our exceptional website name, BeautifulBeach.com, and to an emphasis on the website marketing of that name, Dune Allen Realty is reaping the benefits of an ever increasing marketing budget. We know our policy is paying off since more and more of our reservations are booked directly on our Addy Award winning website. Still, we continue to heavily market Dune Allen Realty in the traditional way through national newspapers, popular periodicals and massive brochure and postcard mailings. In fact, over the past two years we have nearly doubled our print advertising. As well, we have expanded our normal marketing beyond our regional market in anticipation of the NEW International Airport coming to Panama City in 2010. We spare no expense in our advertising because we believe our best kept secret, the beaches of Northwest Florida, should be shared with the entire US and beyond. Hence, our marketing team now has representatives in Europe in order to meet the needs of Europeans who will take advantage of the new International Airport. As an introduction of our beaches and our website to French speaking Europeans, we have added a French page. Dune Allen Realty now owns the latest in software technology - Instant Software's V12 system. V12 allows our guests to cruise through our properties with ease. It allows property owners direct access to their unit 24 hours a day where they can view their reservations, statements and everything that concerns their unit.
ManagementThe difference between Dune Allen Realty and other vacation property management companies is the personal attention that we give to our property owners - when you need us, we are here. Communicating with you is important to us. Our General Manager, Beth Godwin, knows each and every one of our property owners and their properties. Beth makes sure that each property receives her undivided attention, right down to the nitty-gritty details. We work with our property owners because we're on the same page - we want exactly what you want, a well-cared for home with great rental income. We consider you, our property owners, as part of our team. It works well.
MaintenanceOur in-house maintenance program saves you money. The biggest complaint from property owners is how much other management companies charge to simply change a light bulb or air conditioning filter or even a battery. At Dune Allen Realty these charges are literally at cost. On small maintenance jobs, our maintenance crew will charge for material and their time at $30 per hour (real time on the job only). For us maintenance is not a profit center, but a service that we provide to our property owners at the best price possible. On larger jobs, especially those requiring a license, we have access to a large number of vendors and will ALWAYS call the owner before committing to a vendor. The only exception is obviously in the case of an emergency in which case we will make the immediate judgment call.

Our policy is ZERO tolerance for anything but a spotless unit. How do we accomplish this - we have carefully selected the best cleaning teams in our area and in addition, have full-time inspectors who make sure our standards are met. As well, our General Manager makes spot inspections so that she knows her "house" is in order. Our system works because we leave no gaps. Housekeeping is the primary area of focus in the day-to-day operations of Dune Allen Realty.
